The UAE residence visa program has been in place since 2019, with updated conditions for the Golden Visa established in 2022. One of the ways to obtain a residence permit is through real estate investment. Below are the main requirements for obtaining a UAE residence visa.

Investment Programs for a Residence Visa

Investors can pick between two programs:

Purchase of a property worth at least 750,000 AED ($204,000). This grants eligibility for a Golden Visa valid for up to 3 years.
Purchase of a property worth at least 2,000,000 AED ($544,500). This allows you to obtain residency for up to 10 years.

Under current regulations, a residence permit in the UAE can be obtained by investing in a property still under construction. Foreign investors can also purchase property through a mortgage. However, a minimum down payment of 50% of the property value is required to qualify for a mortgage. Property purchases are only permitted from accredited developers.

Visa for Business Establishment

Investors can obtain a residence permit by purchasing real estate and investing in a business in the UAE. A company can be established within a free economic zone (Free Zone) or outside (Mainland). Some Free Zones allow company registration without statutory capital or with declared capital without requiring an actual deposit. Such companies also qualify for a residence permit.

Who Can Be Included in the Residence Visa Application?

If you plan to move to the UAE with your family, knowing who can be included in your residence visa application without additional conditions is essential. The UAE has relatively flexible requirements. The application can include:

Required Documents for a Residence Permit

Before obtaining a residence permit in Dubai, you need to prepare a package of documents, which includes:

Identification documents – an ID and an international passport.
A 6-month visa, which must be obtained in advance.
Marriage certificates, birth certificates of children.
Medical insurance.
A color photo on a white background (3×4).
No criminal record certificate.
Property ownership certificate.
A document confirming the property valuation from the Dubai Land Department.
A bank document confirming a mortgage loan (if purchasing real estate with a mortgage).

Additional documents may also be required. UAE migration authorities may request them on an individual basis.

Stages

Stages of Obtaining a Residence Visa

To obtain a UAE visa, you need to go through four main stages:

Preliminary verification. The investor undergoes a background check in global databases to assess the chances of successful application approval.
Issuance of a 6-month visa. This visa allows you to visit the UAE before obtaining a residence permit to complete real estate transactions, submit documents, and undergo a medical examination.
Real estate purchase. During the validity of the 6-month visa, you must select a property and finalize the purchase agreement.
Submission of documents for a residence visa. You must submit your documents to the Federal Authority (ICP), undergo a medical check-up, and provide biometric data.

The application and document processing time is typically 7 days. However, visa officers may request additional clarification if they have any questions regarding your documents. If approved, the residence visa is affixed to your passport.

How to Renew the Visa?

The Golden Visa in the UAE can be renewed. You need to contact the ICP, undergo a medical examination, and resubmit the required documents. There are no limitations on the number of renewals. Additionally, after 30 years, you will become eligible to apply for UAE citizenship.
